Project Overview

Twelve-storey mixed-use (strata) concrete tower with three underground parking levels. The rezoning submission provides a whole-building LCA under the Green and Resilient Building Measures Package — CD-1 Item 4.1 (Rezoning Policy last amended Nov 27, 2024).

The model (Athena IE 5.5) uses architectural take-offs, 60-year life, and required scope (substructure and shell). Compliance values exclude biogenic carbon per CoV. Results: intensity ≈ 356 kg CO2e/m² and total GWP (A-C, excl. biogenic) ≈ 4,192,065 kg. The project meets the current absolute pathway (400 kg) and the anticipated future 10% reduction target (360 kg) for permits submitted after mid-2025.
