Four-storey mixed-use building with residential above active ground-floor commercial. A compact podium and two program types required coordinated envelope and systems. We completed VBBL ZEBP energy modeling via the LCES pathway.

Seven townhouse buildings totaling 40 units with efficient wood-frame envelopes and ASHPs. Site massing and fenestration balance performance with daylighting and streetscape. We completed Step Code 3 energy modeling and permit documentation.

Twenty-four three-storey townhouse buildings (≈110 units) with high-performance envelopes and GSHPs. Blocks are tuned for FDWR/SHGC and airtightness to hit Step 3 + EL4. We delivered multi-building Part 9 modeling and permit packages.

Two-storey mixed-use office/retail building with a dedicated childcare occupancy and two levels of parking. Program spaces include office suites, CRUs, and childcare with distinct ventilation needs. We completed Part 3 energy modeling for Step Code 2 and NECB Part 8 childcare compliance.

Six-storey Group C MURB with wood-frame superstructure over concrete parking and double-loaded corridors. 115 suites are served by high-efficiency envelope and ventilation systems. We delivered permit-ready energy modeling with suite-level metering and corridor pressurization coordination.

Six-storey Group C rental building along the Dewdney Trunk Road corridor with wood-frame over structured parking. The design emphasizes a balanced envelope, suite VRF heat pumps, and ERVs. We provided whole-building energy modeling for voluntary Step Code 3 submission.
