Project Overview
Twenty-five-storey mixed-use tower with three underground parking levels, advanced under Vancouver's Broadway Plan. The rezoning submission is under the Green and Resilient Building Measures Package (CD-1 Item 4.1) and aligns with the CoV Green Buildings Policy for Rezoning (last amended Nov 27, 2024).
The model (Athena IE 5.5) uses architectural take-offs, a 60-year life, and required scope (substructure and shell). Compliance values exclude biogenic carbon per CoV. Results: total GWP (A–C, excl. biogenic) ≈ 7,590,911 kg and intensity ≈ 340 kg CO2e/m². The design meets the current 400 kg benchmark and the anticipated 360 kg future target (F=0.9) for permits after mid-2025.
