Project Overview

Six-storey rental MURB with wood-frame superstructure over two underground parking levels. The rezoning submission includes a whole-building LCA aligned to GBPR 2024, reporting compliance values (biogenic excluded) and separate biogenic storage for transparency.

The model (Athena IE 5.4) uses architectural take-offs, a 60-year life, and the required scope (substructure and shell). The building achieves an embodied carbon intensity of ≈ 358 kg CO2e/m² (A–C, biogenic excluded), with additional -139,516 kg CO2e of biogenic storage from wood products.
