Project Overview

A 6-storey residential building over a concrete underground level. The design connects to a district energy system and uses hydronic fan coils with high-performance envelope assemblies to meet BC Energy Step Code 3.

Eleman delivered whole-building hourly energy modeling, envelope optimization, and compliance documentation, coordinating with mechanical and architectural teams to align loads, system selections, and enclosure performance. We performed preliminary energy modeling during Development Permit to inform early design decisions, followed by full detailed modeling for Building Permit.
