Project Overview

Six-storey Group C residential along the Dewdney Trunk Road corridor in Maple Ridge. The design voluntarily targets Step Code 3 and was modeled in IES-VE 2023, pairing suite VRF heat pumps and ERVs with an optimized wood-frame envelope and high-efficiency DHW plant. Aqua-Coast Engineering led the project’s energy and envelope consulting, while the IES-VE energy model was delivered to support Step Code compliance.

On the Step Code metrics, the modeled results are TEUI – 95.4 kWh/m²/yr, TEDI – 26.4 kWh/m²/yr, and GHGI – 5.1 kg CO2e/m²/yr (corridor credits applied per BCBC/CoV guidance), demonstrating clear compliance beyond the Step 2 minimum for the jurisdiction.
