Project Overview

Five-storey mixed-use concrete and wood frame building over two underground parking levels (Building Permit, VBBL §10.4 ZEBP). Eleman prepared the whole-building LCA for permit submission.

The LCA (Athena IE 5.4) follows CoV Embodied Carbon Guidelines with a 60-year life and required scope (substructure and shell). Compliance values exclude biogenic carbon. Results: intensity ≈ 319 kg CO2e/m² and total GWP (A-C, excl. biogenic) ≈ 1,866,343 kg.

Our Contribution

  • Whole-building LCA (A-C) Prepared permit LCA with totals, intensity, and stage breakdown (biogenic excluded).
  • Bill of materials coordination Concrete/rebar quantities from design team; envelope/structure from drawings.
  • Permit documentation (ECDR) Condensed/detailed tables and BoM per CoV submission format.
  • Compliance review and narrative VBBL §10.4 (ZEBP) absolute pathway — 400 kg benchmark met.
