Project Overview

Nineteen-storey mixed-use tower with two underground parkade levels. The rezoning submission includes a whole-building LCA aligned to the City of Vancouver Green Buildings Policy for Rezoning (last amended Nov 27, 2024), under the Green and Resilient Building Measures Package (CD-1 Item 4.1).

The model (Athena IE 5.4) uses architectural take-offs, a 60-year life, and the required scope (substructure and shell). Compliance values exclude biogenic carbon per CoV. Results: intensity ≈ 357 kg CO2e/m² and total ≈ 5,453,688 kg CO2e (A-C). The project meets the current absolute pathway (400 kg) and the anticipated future 10% reduction target (360 kg) for permits after mid-2025.
