Project Overview

Twenty-four three-storey townhouse buildings (≈110 units) at Moresby Drive, Richmond. Building Permit compliance targets were Step 3 (Part 9 performance) plus EL-4 for GHG emissions in Climate Zone 4. Models were developed in HOT2000 with proposed/reference per BCBC 2024 9.36.6 using 9.36.5 standards.

The study optimized envelope U-values and glazing SHGC/U-value, set airtightness targets (=2.5 ACH @50 Pa), and coordinated ground-source heat pump (GSHP) systems with ERVs and efficient electric DHW. Deliverables included Step Code checklists, EL-4 summaries, and permit-ready reports for each block.
