Project Overview
Seventeen-storey mass-timber hotel over three underground parking levels (CD-1 Rezoning Item 4.4) — Vancouver's first mass-timber hotel. We prepared the Embodied Carbon Design Report to demonstrate progress toward VBBL embodied-carbon limits at rezoning, aligned with the City of Vancouver Embodied Carbon Guidelines.
The initial whole-building LCA (Athena IE 5.5) used architectural take-offs and standard rebar factors, modeled a 60-year life (A1-A5, B1-B5, C1-C4), and excluded optional scopes per guideline. Assemblies include window-wall spandrels, curtain-wall/wood-stud walls, CLT slabs with concrete topping, and GLT columns. CoV compliance (biogenic excluded) yields intensity ≈ 318 kg CO2e/m² and total GWP (A-C, excl. biogenic) ≈ 2,588,534 kg, with separate biogenic storage of ≈ -721,007 kg CO2e.
Stage drivers (ISO 21930 accounting) inform design decisions: A1-A3 ≈729,000 kg; A4-A5 ≈198,000 kg; B2/B4/B6 ≈280,000 kg; C1-C4 ≈660,000 kg. Results are delivered in the ECDR with condensed/detailed tables to guide optimization before Building Permit.
